To Stage or not to Stage? It’s an Investment

Well, there are plenty of homes on the market today. More inventory than buyers. So, if you’re one of those homeowners that’s selling you are probably asking yourself….how can I make my home stand out? You’ve done things that you’ve seen on tv like decluttering and cleaning but is it enough? Statistics show that staging your property, sells your property. Staging does cost, the rates vary, I’ve heard some use the rule of thumb of 1% of the sale price. However, I’ve always come in lower. That said, 1% is a lot CHEAPER than paying the mortgage for a few extra months.

Have you heard about Reverse Offers?

Ok, so a couple months ago I was watching some late night T.V. and I saw a story on Nightline about “Reverse Offers”. Here’s how it works, insead of waiting for a buyer to put in an offer the seller courts the potiential buyer with an offer that hopefully, they can’t refuse. I found this story very interesting especially because they have already had $40,000 worth of price reductions and had not tried staging the house.  I also found it interesting that the sellers were willing to throw in tons of stuff along with an additional reduction of $4,675.00 too.  I know homes staging is still catching on and I don’t know if  it has in that area but even if staging was done at 1% of the listing price, that’s a whole lot less then $44,675.00. Thanks to HGTV and TLC the benefits of staging are traveling the airways and hopefully, we as Stagers can help hard working homeowners hold on to some of the value in their homes.
